But getting a building permit can be hard. It takes time. It takes money.

The code can be frustrating. That plan check letter that says you failed at the first go? Disheartening.

In most cases, I’ll complete both your home design and the structural design myself, bypassing referral to an engineer—this can save weeks or even months, depending on their workload.

I’ve learned to do expert structural calculations in my 15 years with the Building Department. You want all those walls to stand up through your grandkid’s lifetime. I even have an Oregon Building Inspector certification. If an engineer is required, I’ll refer the best.

Saving on the engineer is just the beginning.

I know the permit process like the back of my hand. That bodes well for your design. I know what the authorities want to know. Most of my plans obtain approval on first review.

That saves my clients the sometimes-paralyzing lag in which new contractors and subcontractors are needed because of delayed plans. Months and even years go by as the paperwork makes its rounds and new workers are replaced in new building schedules.

And this is still the beginning of your savings. Having built from my own plans, I’ll create clear blueprints to help your builder save time and money, with a minimum of wasted materials.

How do I know all the ways my design can save you money? Because I’ve been in your shoes as a homeowner buying a permit from the Building Department. I’ve worn a tool belt as the contractor on the building site. I’ve been the city plans examiner, marking out the holes in someone’s dream home plan in red ink.
